Residential, commercial and rural/agribusiness properties
Owners of income-producing property can generally claim depreciation on the building and its fittings each financial year. A tax depreciation schedule sets out these deductions in a format accepted by the Australian Taxation Office.
Law Central has partnered with Acumentis, a national property valuation and property consultancy firm, to provide tax depreciation schedules for our members. Acumentis offers this service for residential, commercial and rural/agribusiness properties across Australia.
About this service
Acumentis Property Valuers undertake a detailed inspection, while their Certified Quantity Surveyors prepare a comprehensive depreciation schedule to maximise eligible claims.
The resulting report may include:
- Division 43 capital works deductions (such as the building structure itself);
- Division 40 plant and equipment deductions (removable items such as carpets, blinds and appliances);
- A year-by-year forecast of deductions for the life of the property;
- Supporting property and construction cost information.
Schedules are prepared in accordance with current ATO tax rulings and last up to 40 years, so members generally need only one report for the life of the investment.
Pricing and ordering
Pricing is dependent upon the property type and starts from $600 (+ GST). The fee is generally fully tax deductible in the year it is paid. Prices, eligibility requirements and service terms are determined by Acumentis and may change.
Select the "Acumentis Portal" button above to access the Acumentis ordering portal, review the current pricing and submit your assessment request directly.
