Residential and commercial property assessments
SMSF trustees generally need to report their fund's assets at market value each financial year. An independent property assessment can provide objective and supportable information for this purpose.
Law Central has partnered with Acumentis, a national provider of property valuations, business valuations and advisory services, to provide SMSF property assessments for members. Acumentis offers SMSF property assessment services for residential and commercial properties across Australia.
About the assessment
Acumentis's qualified valuation professionals use relevant property, sales and leasing information to assess the property's market value.
Depending on the property and service selected, the resulting report may include:
- An assessed market value;
- An assessed market rent;
- Property photographs;
- Supporting property information;
- Relevant sales or leasing evidence.
Some properties may qualify for a desktop restricted property assessment, while higher-value, specialised or more complex assets, including commercial and agribusiness properties, may require a quotation or full valuation. Acumentis will confirm the appropriate service during the ordering process.
Pricing and ordering
Pricing is dependent upon the property type and value and starts from $295 (+ GST) for residential properties and $600 (+ GST) for commercial properties. Acumentis will provide greater clarity as to the price as part of the ordering process. Prices, eligibility requirements and service terms are determined by Acumentis and may change.
Select the "Acumentis Portal" button above to access the Acumentis ordering portal, review the current pricing and submit your assessment request directly.
